In most cases, yes, you need a steel building permit


For most steel building projects in Canada, you will need a Steel Building Permit issued by your local municipality. The permit review is typically based on the National Building Code of Canada (NBC), along with the provincial version in your jurisdiction, and the relevant structural standards used by engineers for steel building systems, commonly including CSA S16 (Steel Structures) and, for many pre-engineered steel building systems, CSA A660 (Steel Building Systems).


What usually slows approvals


Approvals slow down when the application leaves key questions unanswered. The most common issues are unclear occupancy and use, incomplete site plans, zoning conflicts, and engineering documents that do not clearly state the design criteria for snow load, wind load, and seismic requirements for the specific site.


What municipalities commonly ask for


Most municipalities request a complete package that includes stamped engineered drawings, a site plan showing setbacks, access, and building location, stated design criteria (snow, wind, seismic), and coordinated foundation information (reactions, anchor bolt layout, slab or footing details). Depending on the site and use, you may also need additional approvals such as site plan approval, grading or drainage permits, conservation authority review, and separate trade permits like an electrical permit (for example, ESA in Ontario).


Zoning comes first


A steel building can meet NBC and still be delayed or denied due to zoning. Zoning reviews focus on permitted use, setbacks, building height, lot coverage, and sometimes parking, access, or servicing. Sorting zoning early prevents redesign and re submission.
